TENANTS Do you ever get the feeling when you call area real estate agents that your apartment search might not be a top priority? That's because most agents don't specialize in the field of rentals. Our initial registration is $25.00. The broker's fee is usually paid for by the tenant. If you rent an apartment listed with Prudential NJ Properties, the brokers fee is one months rent. If you rent an apartment that is listed with another broker, (Multiple Listing) the fee is 10% of the annual rent. That fee is then split between the two brokers. Most landlords are going to require a credit report and income verification on each person signing the lease. Everyone over the age of 18, who is not a dependent, will usually be required to have their name on lease documents. We run credit reports when you find an apartment and are ready to make an offer. Income verifications can be as simple as a pay stub or offer letter if you are a new hire. For individuals without income, a brokerage or savings account statement can be used. Self-employed tenants will be required to use either a W2 statement or asset verification. Students should provide proof of financial aid and/or a co-signer. Your apartment search begins with an initial 30 minute consultation in our Montclair office. It is important to find out exactly what type of property you are looking for. This saves you time by ensuring that you won't be looking at apartments that don't meet your individual needs. Once you find an apartment you would like to rent the next step will be to sign a lease and make out checks for the security deposit and the broker's fee. The lease is then presented to the landlord. If the landlord accepts and signs the lease, the security deposit check and the broker's checks are disbursed. (If the landlord does not accept your offer your original checks are returned to you.) The tenant and landlord then have 3 business days in which to cancel the lease. This is called Right of Rescission or attorney review
